Guesthouse is located outside of village, together with ca. 15 others. Pluses: VERY quite place, no drunk teenagers walking under the balcony. Minuses: as no dinner is offered and...
... there's no restaurant in Gundhabing quarter you have to travel for a dinner to next village (Kirchberg) by car or take a cab - and the same applies to any kind of entertaiment.
Also take into account the fact the guesthouse is located in agricultural area. Someone may prefer a smell of burned fuel to a smell of amended fields, someone else prefer romantic of rural country. It's up to you.
Btw, skibus stop is located only ca 50m away and you will always find the bus almost empty here. Very nice.

One point minus because of very soft beds: but this is just my personal feeling as I prefer much harder beds due to my backbone problems. You may prefer soft beds - if this is the case please pretend raking
